I've been looking into it too. Seems like the "Alliance" is some kind of entity (be it LLC, S corp, or C corp). Curious about tax implications with this setup vs. a conventional mortgage - loosing my interest deductions isn't all that appealing.

I use Sandstone Cove in Behr. I can get it at any Home Depot in the country, the color is uniform throughout my units, and my units typically rent in 24 hours (I usually have a waiting list.)

Stay far away from Bridgewell for renovation mortgages. I funded my own rehab account, and have the HUD1 to prove it

Correct me if I'm wrong, but the way I read OP is that tenant is wanting you to pay their deductible. If that's the case, I'd tell them to go fly a kite! If it's just a $500 bill, tell them to call their car insurance, or pay the bill. An act of God is not going to pay out damage to someone else...that's why THEY should have THEIR insurance up to date.

Echoing @Dan Bryskin - cutting corners now will cost you more in the long run. The only way you can cheap out is by putting carpet down. Your other option is to hire a REPUTABLE flooring company to complete the vinyl right.

It all depends on the company - for example, we cut a deal for multi-family clients and only charge a $100 document fee for renewals. Call around and see what you can find, and who you'll ultimately want to work with.
