Hello to all,

When it comes to mailing probate leads, are these time sensitive?

As in, should we wait a few months after the death to mail?

Also, should we let them know that we are aware of a death in the family? Or just a standard “We Buy Houses” type mail piece?

Any tips on mailing probates would be highly appreciated.

Hey @Shariyf Grevious thank you for responding to my post.  You make a very valid point in all three of your reasons.  That's really going to help me tomorrow once to get out there. Your approach is similar to @David Dachtera so I'll be implementing it for sure! Thanks

One more question.  Let's say I do find a motivated seller and they want to get things going.  What would be my next step.  I assume get the contract singed of course but when it comes to getting the balance paid... will that be done at closing? Or does that need to be resolved prior?

Depending on the price, I will either be buying it myself or wholesaling it to an end buyer.

When door knocking tax delinquent houses should I mention to them at all that I know they’re behind on their taxes? Or should I just mention during the conversation that We are able to take care of their taxes if they’re behind?

I agree with what everyone is saying. As soon as I have the P&S contract signed I'm asking my title company to open up title on it immediately. That'll help for a faster close and allow more time to deal with possible title issues that you have to resolve. Good luck man!

Hey @Rick Wright , Also with cold calling you can check out GoSection8.com... It's full of landlords trying to rent their property out.

If I had 4K to invest I would honestly do what @Walter Roby jr said and set a $1,000 budget for direct mail for four months.  With all of that revenue producing activity somethings bound to happen.  Good luck man and keep us updated on what you decide to do
