Hello all,

I have recent list of code violations and I'm wondering if I should be mailing the closed ones, the open ones or both?

I believe Tom Krol mentioned something about only mailing to closed violations... I forget the reasoning and also the podcast episode :/

Any input would be highly appreciated.

Post: 2 houses side by side at a discount. How can I acquire both?

Hello everyone,

I've been wholesaling for about a year now and I think I've come across two pretty good deals and would like to really acquire them for myself as rentals.  I'm trying to figure out what the best strategy would be though. I have a seller who is looking to sell both of her properties that sit right next to each other.  She is tired of dealing with tenants and just wants the cash to retire and vacation. 

1st property 2/2 she's asking: 70K

2nd property 2/1 she's asking: 55K

Both properties are basically in perfect condition.  They have been newly remodeled.  

The area has gone and is currently going through gentrification so it's a hot desirable. There are 2 and 3 story town homes going up on the street right behind the properties and selling for 255k. I believe the ARV for both properties are around a conservative $125,000.

I currently have about $29,000 cash.  I have 1 primary residence loan and pretty good credit.

Any help would be great.  I really feel like these properties could help my family and I get closer to financial freedom.

Hey @Jay Hinrichs Yes that was my view on it as well for here in Houston.  I'm just curious if there are some pockets out there that I'm not aware of.  Just trying to get my rental portfolio started and become financially free.  The plan is to be like you of course ;)

Hello everyone,

I've read all of the debates on whether a $30k property is a good investment or not so I'm sure this post will get some flack.  I still consider myself pretty new to Real Estate and I just had a question for the investors here in Houston regarding Sub $30k properties.  I'm curious what areas you think this method is possible for a decent cash flowing rental?

Being a wholesaler, I'm coming across these cheaper houses more and more as I'm building my business and I'm wanting to start building my rental portfolio as soon as possible.

Any thoughts and advice on investing in $30k properties in Houston would be highly appreciated.
