@Cameron Price Wow, Single... Rent free, low personal expenses... That must be nice.  Not everybody is able to be in such a nice situation as that.  Honestly, I would sit tight for a little longer, become a master of "Frugality"  and save as much as possible.  Good Luck man!

Benjamin Ouderkirk You really make a good point regarding learning how to accurately give an ARV first. Thanks a lot. I've been considering getting started in wholesaling to raise capital to get started with the buy and hold method. With that being said I think it's about time I purchase J. Scott's book on estimating rehab costs. Have a great evening.
