Post: To mail or Not to mail? How long should I continue to mail?

So lately I've been hearing/ reading forums about individuals continuing to mail a prospect forever, until they call in and request to be taken off or become a motivated seller.  I'm just curious on you alls thoughts on this.  I've been sending direct mail for about 6 months now(Just started tracking results and testing after two months with 2 calls) and planned on maybe tapering off old lists slowly.  Would I be wrong to do that?

Any input would be highly appreciated.

Hello there... I'm curious.  Why can't you sell the home?

Hey @Iman Yu This was suuuuccchhhhh a great post! I'm so happy for you. You really hit the ground running for sure... And got some great experience it looks like too. I've been wholesaling and bought a few vacant lots that I sold. I've been reading up on the BRRRR strategy for a little bit now and it really interest me. I'm all for the long term wealth for sure! I need to learn more about the financing part though. You mentioned brandon turners book about investing with low or no money down,... I will be buying that in just a few minutes :)

Well, keep up the good work and look forward to seeing you around again sometime.  Cheers!

Hello @Bill Gulley

Thanks a ton for that very valuable information you provided.  That will definitely help me out in the future when looking at comparable sales.

Have an awesome day!

Quick question. How far back can comparable sales go? Thanks

Hello everyone,

Yesterday I had an appointment that went well, and the home owner just wants out. She does not need the money, she just wants to get out of her situation. She owes about 87k on her mortgage and house needs repairs(minor roof, Major foundation and little cosmetic). So basically since she owes 87K, I am going to have to find a buyer who will satisfy her loan of 87K plus whatever I would like to make on the deal correct?

Ps,

Similar houses have sold in the area for about 134k-136k

thank you very much.

Hey @Rachel Atim Welcome to BiggerPockets.  Public records are a great place to find motivated sellers.  Something I do is pull a list of recent evictions and cold call everyone who has filed an eviction.  If you think about it, they're all landlords evicting there tenant.  That's a simple way but takes work.  You can always go down to your county's assesor's office and talk to them about what it is you are wanting and they should be able to help you out.  If they don't, come another day and talk to someone else.

Good luck!
