Great appointment, Owner has a mortgage, what should I do next?

Hello everyone,

Yesterday I had an appointment that went well, and the home owner just wants out. She does not need the money, she just wants to get out of her situation. She owes about 87k on her mortgage and house needs repairs(minor roof, Major foundation and little cosmetic). So basically since she owes 87K, I am going to have to find a buyer who will satisfy her loan of 87K plus whatever I would like to make on the deal correct?

Similar houses have sold in the area for about 134k-136k
