Do you have any tips on what to tell the seller?  Should I just tell her flat out that it would be best if you were not at the house at the same time of the buyers?  I just know she is going to question that and wonder why?

Hey @Aaron Treloar yes she knows I am wholesaling it.  She knows that someone else will be purchasing the home.  I just didn't know if it was a common practice for her to be there or not.

I have a property under contract and a few buyers are wanting to view the property.  Should I just set up a time for all the buyers to come at once?  Also, how should I approach the seller?  Should I just tell her that inspectors have to come over?

Also, Is it bad for the seller to be there?

Any advice would be great!

I believe there is a maturation period of a year, before you can refinance a conventional loan.  I'm not 100% sure though.  I'm curious as well so I'll keep an eye on the thread.  Good luck with everything @Michael B.

Hey @Account Closed I really appreciate the info you provided.  I am looking into everyone's tips.  Also, you made a very good point about calling buyers instead.  I will actually be doing both. Well actually all three.  Emailing, texting and calling.  Thanks again

@Brett Goldsmith The property has about 40% equity.  After doing research on what @Charles Biter said about "Equity Skimming" I don't think I will be moving forward in the transaction.  

Hey @Charles Biter , If she decides to not want to move back into the home then it would be no problem in me going forward with a wholesale transaction correct?
