Post: Seller called in with an odd request...

Hello everyone,

I got a call in today from a seller who filled bankruptcy because she was going to a tough time in her life and didn't want to lose her house.  Now she wants to sell it before she gets out of bankruptcy so she doesn't lose it to foreclosure(I'm assuming once she gets out of bankruptcy it will automatically start the foreclosure process).  The kicker is.... She would like to purchase the home back from the buyer... She mentioned a lease to own or rent to own situation... I'm not sure how that would work.

Does anyone know of a solution for this motivated seller?

I definitely wouldn't just go off of the neighbors word and give up on the property.  Keep on pushin' and get in contact with the seller and find out the truth.  You never know!

@Keith Goodwine Hey there.  Thank you soooo much for sharing such valuable information.  I have been doing everything wrong thus far.  I have just sent the same very generic piece for some months now.  You really opened my eyes.  That's crazy something so obvious never crossed my mind.  Game changer for sure!

Does anyone know of a mass texting service out there? I’m wanting to sending my buyers text messages as well as emails.

Hello there @Michael Nyszczot , I absolutely do not do that :( 

I've been using a very generic message the entire time... Same one to code violations, abs owners and owner occupied.  I will work on my diff messages for the next time i mail.

I will also look into the free report or ebook.  I've seen a few people with them but I figured It was the same generic free ebook for all of them... I didn't know that you could create them.  Do you by any chance know where they can be created at?  Thanks a lot for the advice...

@Michael W. about 2 weeks or so... I've been using mini postcards.  My last mailing i split tested postcards and yellow letters.  I planned on doing that for 3 months to those leads to see which form of marketing gets more responses. I initially did postcards because i would be able to get more quantity out.  Attached are the messages i used last.

Hey @Michael W. , I definitely need to get a larger list.  I'm up to about 850 right now.  Some are Absentee owner, some are Owner occupied and some are code violations.
