Spoke to the seller again about an hour ago... Seller wants 210K, I explained to her what I do and was completely honest with her.  As we talked more i realize she was not as motivated as i thought.  She says that she might just do the repairs herself and sell it later down the line.  i will continue to follow up with her though.  Thanks again

Robert Lorenz and David Dachtera Great informative answers. Quick question. I have someone who has a remaining mortgage of 110k and comps are 230 range. 15k in repairs. Would you mind telling me What options would I have with a situation like that? Sorry if it's an obvious question. Thanks.

Good Morning,

I was wondering if the was a tool out there that would allow me to input multiple addresses (Owner Occupied List) and then be able to see it on a map?  

p.s. This will be for door knocking.

Hello everyone,

I purchased 500 bandit cards a few weeks ago and plan on printing some flyers to hand out to individuals around town.  I was wondering if you all had any ideas on good places to hand them out at.  Honestly, I was thinking of just going to a Walmart parking lot to hand them out.

Any feedback would be great! thanks

p.s. What verbiage would you have on the flyers?

- Basic info.. "We Buy Houses" etc...

- Or very informative
