How do I show property to buyers without the seller being there

I have a property under contract and a few buyers are wanting to view the property.  Should I just set up a time for all the buyers to come at once?  Also, how should I approach the seller?  Should I just tell her that inspectors have to come over?

Also, Is it bad for the seller to be there?

Any advice would be great!

Assuming that you are wholesaling, does the seller know that you are wholesaling?

If you are trying to hide the fact that you are not the end buyer I would 1: Be upfront with the seller about it, and; 2: Probably not have the potential buyers walk through the house without the seller knowing the final intent of the deal.

I would definitely not mislead her about their intent if they are walking through what is still her home.
