I've never paid for white pages...   Most of the time I can find phone numbers for free through google and a some creativity.  

You should be able to find the proper owner through public record which would save you some calls in between.

personally I have never heard of that website.  a lot of lists are available through public record if you can spend some time on them.  Or through calling county and township officials you might get a few leads depending on your area.

Depends if you want to write your own letters or have a website do them... Pricing is available on both sites...  I personally have my girlfriend or family help me with yellow letters and I gather my own addresses.  If you would like a service to write your letters for you I would use yellowletters.com   if you just want some mailing lists and you'll handle the rest yourself I'd go list source.  There are plenty of other ways to make lists but for simplicity let's leave it there.

I use a mortgage with my private lender.   Deed is in my name but he is protected with a mortgage

I'm a 5am riser.   Early morning is the best time to take a deep breath and enjoy the start to your day.  If you wake up right before you have to roll out the door you are basically starting your day in a bit of a stir.   I enjoy a big breakfast, pot of coffee, a little workout, and then I get on the computer and get organized to start my day and check for any new listings or e mails.  Soon there after I have to get rolling to the job.

Every area is so different to have a universal answer for this.  For instance in my area school district is a big driver of being a hot area, but a few miles south in Philadelphia the college campuses or the restaurants and night life drive home value

I am assuming your question is how to find the after rehab value of a house.   The most reliable way to do that is to compare the house in question to houses sold within a very short distance in recent time.  ideally you want the same bedrooms, bathrooms, square foot, and features in the comp house and the subject house.

Trim and paint would go a long way... Maybe light landscaping..  You could get much more involved it just depends on budget.

Honestly, if your contractor can't offer a receipt or invoice I'd question their licensing and business practice.  It's not rocket science and if your a legitimate business it's no problem to do.
