It's very hard to see in the picture...  It looks like something coming from above..   What kind of condition was the subfloor and floor joists in?

There is no best method...  but if you read around on the site you will find tons of great ones.  Are you looking to market to buyers or potential deals?

It's personal preference.  I took real estate licensing classes just to learn a bit more and I went to the class so I could pick the teachers brain.  If you are trying to get it done quickly and conveniently I'd probably go the online route.

I personally don't know what you did exactly for your math.  Do you have a goal profit?   I personally like to find the arv and work backwards to come up with a purchase price.  Don't forget any numbers selling costs, profit, renovations, holding costs, buying costs.     After you make all of these subtractions you should find a maximum purchase price.  or more or less a number that you can simply turn into your offer.

There are tons of suggestions in the bigger pockets podcasts...   Real estate related I would go with millionaire real estate investor.  Not a direct relation to real estate either think and grow rich or rich dad poor dad

If you have an inspection contingency and you can't tell what is wrong yourself I would take your contractor over to the property.  Let's face it the bottom floor is pretty important that's what your house is built on.. No basement or crawl space?  and its not on a pad?  Sounds like a rotted frame waiting to happen.   I would definitely look into this further before money leaves your pocket considering it could be a structural component of the house that's failing.
