there are tons of suggestions throughout the forum and at the end of every podcast.... personally i like millionaire real estate investor as far as a book directly related to REI

Welcome to the forums.. There are tons of ways to find deals. The probate method is a popular one that shows success, so does the divorce issue, the listings you are talking about are worth a shot as well. If it is listed on the MLS you could use your realtor or the listing agent to make a cash offer. Depending on the sellers situation you never know what they might take.

It's really up to you..   I personally like to get my own list or make my own list using a variety of methods.  My market is extremely competitive so any list I can buy has already been bought a few times.    For the letters I tend to pay someone since I don't have time but normally it's my girlfriend who can write them faster and neater than me.  I like the letters since its a bit more personal than a post card.

It depends.  Are the houses 1 street over the same size house and same style of house?  Location is only one factor of a comp.  A major one but only one.   Also house type, square foot, basement, garage, lot size, and things of that nature are big players.

depends what kind of rehabber you are..   some people do paint and carpet flips, some people do total gut jobs.   I'm not sure what your main question is here...

If the receipt shows that the invoice was paid in full I don't see where the argument would be for the contractor.  Maybe have the contractor include a simple declaration on the receipt that it's paid in full therefore the contractor will not place a lien.
