There is always a couple arguments about putting more down or not. Make it simply about the numbers. No opinions. No emotions. Nothing. If the numbers work out to have PMI and it cash flows after you move out or you can sell quick at the 2 year mark keep your money moving towards next investment. If you are on a tighter monthly budget put more down.

Honestly just analyze both ways and put that data in front of you.

Banks are pretty strict on the primary resident thing. He would qualify for numerous options because he is a veteran though! Keep searching that route! I believe y’all are on to something if your dad is up to it!

Noah,

If this is truly a killer deal an investor would likely jump on and partner with you. I would give the advice to start networking and find that right partner to fund it for you.

2nd thing I would say is since you have income you should house hack it. Again, if it is a killer deal you should be able to jump in one of the units. If your credit is solid and have income coming in it is likely you won’t need much down using a local credit union.

Do what you just did.... ask a forum. Google. Then narrow down by your price point. Connect with a few wholesaler/realtors in the narrowed down areas and have them start sending you properties. They will also know area and you can ask questions of them.

I like Covington, GA. Blue collar. Lots of cash flow. Not a huge amount of appreciation.

Bought a duplex there for $105. $10k repairs. And it rents for $875 a unit. No vacancy issues.

I agree with the others. 1% is a great guideline but there are plenty of properties out there that can cash flow and be awesome investment that are below that. I love analyzing. Message me the address and I’ll help you analyze! Would love to see your numbers and what ya did and I’ll do the same!

You ever need boots on the ground for anything here in Atl let me know. My W2 is extremely flexible. I travel all over Atl metro for work so easy to look at properties etc.
