@Brian Plajer

Have to get around the right people in the right circles. If you have a good deal that you found, there is money to help you fund that deal.

Go to a few REI conferences. Network. Don't be afraid to share your deal.

@Ben Hosseinzadeh

Can’t help you there. I manage all my own.

I will tell you that it is extremely hard to find a bank to refinance a house that is under $100k. So not sure how soon you are going to be refinancing but just keep in mind that is an uphill battle. Going through it right now with mine.

@Ben Hosseinzadeh

Will you be refinancing said property anytime soon after cash purchase?

I don’t totally disagree with the statement you should invest near you. It is MUCH easier to be close to your rentals. My furthest away is 2 hours and it sucks. Mine that is that far is also under the $100k mark. It is also my most troublesome rental. Although it cash flows AWESOME. Not really worth the trouble.

I use rent tech direct. A little overly complicated interface until you get used to it. There customer service is awesome and prices are awesome.

I am with the others.. 0% credit cards can be the way to go. Most of us get them in the mail regularly. A lot of times you can find some that will go up to 18mo. As long as you stay on top of it and pay it off before the promotional period is done there is nothing wrong with using a credit card. Keep your cash in pocket and use someone else free money!
