P.S. - Two of the best books you can read (and re-read) are Rich Dad, Poor Dad and The 4-Hour Workweek. Both have been mentioned numerous times by guests on the Bigger Pockets podcast and I have detailed notes to both books. If you would like a copy, just let me know and I'll send them over. (but it's still highly worth buying the books.)

My partner's sister would probably be best since it's my partner's aunt and uncle who will be financing the projects. 

She is just taking her sweet time but said she could do it all for $1000 or so which sounds great.

Hey BP nation! So my business partner and I need to get our operating agreement set up as well as a solid joint venture template that can be adjusted for every deal. 

Basically, our financiers don't want "something off legal zoom." Since laws and contracts are way above our head, we just want to offer them and ourselves peace of mind knowing we're protected.

If you have a great template or source of both contracts or could refer an real estate investor attorney in Florida that could put our legal situation together for a nominal fee(my partner's sister is a corporate attorney that offered to do it for free but may take a few weeks) please let me know.

yeah, taxes and insurance will unfortunately take a big chunk out. Looking at the purchase price of 2.88m, I would want to be around $28k per month coming in but that is because cash flow is more important for me while that area may be great for appreciation.

Unfortunately you won't hit those type of numbers in LA which is why I don't think about investing here but it all depends on your goals and lifestyle.

Welcome @Lucas Allmon!

Congrats on the hard work and sacrifice you've put in over the last decade. It will surely pay off. I live here but invest out of state for cashflow and the insane local prices. 

Perhaps a solid value add rehab project would work well especially if the market tapers off. Can you work remotely at all? If you can get just 30 miles outside of LA, the numbers drop drastically.
