Looking for a joint venture agreement and operating agreement

Hey BP nation! So my business partner and I need to get our operating agreement set up as well as a solid joint venture template that can be adjusted for every deal. 

Basically, our financiers don't want "something off legal zoom." Since laws and contracts are way above our head, we just want to offer them and ourselves peace of mind knowing we're protected.

If you have a great template or source of both contracts or could refer an real estate investor attorney in Florida that could put our legal situation together for a nominal fee(my partner's sister is a corporate attorney that offered to do it for free but may take a few weeks) please let me know.
