Like you, I am living in CA (Los Angeles), but I focus on investing out of state for the 2x cash flow and reasonable cost of real estate. Florida is my state of choice.

If you have any questions about out of state investing and in the Florida market, connect with me and good luck on your journey!

- Brad

P.S. - Two of the best books you can read (and re-read) are Rich Dad, Poor Dad and The 4-Hour Workweek. Both have been mentioned numerous times by guests on the Bigger Pockets podcast and I have detailed notes to both books. If you would like a copy, just let me know and I'll send them over. (but it's still highly worth buying the books.)

Hey BP Nation!

If you're in the Los Angeles, San Diego, and surrounding areas considering investing in the central Florida market (Tampa/Orlando etc.)  I will be happy to answer your questions and help you find your ideal property.

As a bi-coastal Florida investor and Realtor under an investment brokerage in Tampa, we're able to assist you in face to face in California as well as on the ground in central Florida with the market, financing, property acquisition, rehab, and management.

Feel free to connect and message me with any questions you have. Also, check the "Networking tab" for the Out of State Real Estate Investor's of LA meetup on July 25th

Have a prosperous day!

Hey BP nation,

As you know short term rentals are incredibly popular now but are also very controversial and hard to find clarity since most research just leads to proposed laws or lengthy legal mumbo jumbo.

I was hoping a Realtor in the area can clarify what the current laws are as of now in these parts of central Florida

or a site that clearly states the laws as of now.

-Indian Shore

-North Redington Beach

-Sunset Beach

-Treasure Island

-St. Pete beach

Thanks!

Welcome @Darryl Burkett Jr! BP is your one stop shop for learning everything real estate under the hot California sun.

If you're interested in investing out of state, perhaps back in SC, check the networking tab. There's a Meetup in a few weeks specifically for that.

Enjoy and best wishes!

Hey @Jay Jones

Welcome to BP! I love your vision. Seems like you're in the game for the right reasons. As far as investing is concerned, I live in LA myself (because nothing compares to the quality of life in California...except for maybe Hawaii) but I invest in Florida.

Like @Ali Boone mentioned, California is an appreciating state. Right now, appreciation is smoking hot but it surely won't last. Even other investors I work with don't want to sell here unless they go out of state because they don't want to purchase with these insane numbers.

Cashflow with appreciation as a bonus was a philosophy I always believed in which is why I invest thousands of miles away in Florida. Buying a property out of state is scary, but well worth it.

For you, I would research a market that interests you and dedicate a long weekend to visiting. The trip may cost you $1k-$2k but that is nothing compared to the 100k's you will be saving and making in a market that fits your goals.
