Post: How long to get fingerprint results in Florida to take the exam

Hey BP nation! I was a licensed Realtor 5 years ago in Florida but let it become inactive.

Recently, I took the course again online and was able to get my fingerprints taken at a Pearson Vue location in Tampa and am supposed to wait until I get my results to be able to take the exam.

It's been about 3 weeks now. At the bottom of my receipt, it says it may take up to 60 days to get results! I don't remember waiting very long to take the exam years ago and now I've forgotten most of the material for the exam.

Is this normal or should I inquire. I have clients waiting for me and this is frustrating! ahhh! Thanks for the input!

Here's the skinny....I assumed a $163K mortgage on a nice 4/2 2500sqft home in Rosamond. The house needs roughly 25K/30K in work. All cosmetic, nothing big. Comps suggest the ARV will be around 250k. The profit is roughly $50K assuming it's a 6 month flip.

I will need a realtor to earn a quick $7000+ check on a beautiful house that will be very easy to show and sell.

What I would like to do to partner with an agent that can put up the financing in exchange for being the seller. Pretty creative, right?

If interested or know a realtor that would be, feel free to have them message me for more info.

Hey there! My business partner and I are closing on a house in Rosamond, CA, just outside of Lancaster. It's a large house, 2500sqft, that we are looking to flip.

The inspector we hired didn't mention any major components or structural damage, but a lot of cosmetic repairs such as paint, drywall, small electrical work, doors, flooring, etc.

We would like to get a bid in the next week (by Thanksgiving) for a remodel. Please connect with me if you are in the area or know a solid contractor around Lancaster.

I hope to do business with you!

Post: Florida agent here to help California investors get cash flow!

Hey there!

Are you or your friends/clients/grandmother/etc looking for cash flowing properties but live in an appreciation market?

I am a Tampa raised, LA living real estate investor and agent. If you haven't been to California, I'm here to tell you real estate is expensive as _____! The upside is the appreciation potential, the downside is losing money every month until you eventually sell for a profit (hopefully)!

Growing up in central Florida, I got used to 3/2 block homes in decent areas hitting the market for $60/sqft, not $600/sqft! Now that I live in LA, friends of mine have asked me to help them purchase cashflowing properties in Florida that will yield a cap rate of 10%+ while being in a city and state that is desirable and stable since typical CA cap rates are around 3-5%

Fortunately, Florida is chock full of high yielding properties. I would like to offer you and your investors, clients, friends, and family my service as a Florida real estate agent and investor to help you purchase the right investments for your goals.

Also, my business partner and I live in LA and will be looking to do local deals as well as anything around southern and central Florida that make financial sense. Please connect with me on here and let me know how I can help you directly or connect you to someone who can. Let's have an amazing 2017 together!
