Hi Linda, there is no particular one best way  like Greg mentioned. There are various strategies you can try like Direct Mail, SMS Blast, RVM Blast, PPC, FB Marketing, SEO, etc.

It really depends on your availability of budget and time that you can allocate to lead generation.

@Michael Totino you can use the following to find motivated sellers - Direct Mail, PPC, Facebook, SEO, Cold Calling, SMS Blast, RVM Blast, etc.

Direct Mail and PPC can be expensive but you can get some good deals.

Facebook can be hit and miss depending on your area.

Cold Calling, SMS Blast, RVM are inexpensive and can be effective for someone with a limited budget to get started with.

SEO is more long term strategy than some of the other but can be very effective in the long term. 

The key is to pick couple of strategies and stick with them. The key to being successful with real estate marketing is consistency. You are planting seeds in the minds of sellers. You have to keep your message in front of the sellers and when they are ready to sell they will contact you if you have been contacting them regularly.

Hi @Anthony Horner and @Bradley Kirschbaum The initial reference was through Direct Mail. We send a ton of direct mail every month and buy practically everything from DM marketing. 

Between last week and next we are closing on about 10 deals..6 are from direct mail, 2 from referrals and 2 from other wholesalers.

@Jay Hinrichs and @Thomas S. He had until end of next week to move out. We just found out yesterday that he is moving out Monday. Have mixed feelings about it..lol

There are several great companies out there. They all do the same thing. Pricing is also very comparable. 

The MOST important thing to keep in mind is to plan a budget for 6 months of mailing and stay with that. Don't get discouraged if you don't see results in first 2-4 mailings because it does take some time to build trust and relationship with sellers. You will see a big majority of your deals coming from 4th and 5th communication with the seller.
