What’s an effective way to find motivated sellers?

I know everyone is mailing out “we buy houses cash” postcards everywhere but I’m looking to focus on certain areas and yield better results.

@Michael Totino you can use the following to find motivated sellers - Direct Mail, PPC, Facebook, SEO, Cold Calling, SMS Blast, RVM Blast, etc.

Direct Mail and PPC can be expensive but you can get some good deals.

Facebook can be hit and miss depending on your area.

Cold Calling, SMS Blast, RVM are inexpensive and can be effective for someone with a limited budget to get started with.

SEO is more long term strategy than some of the other but can be very effective in the long term. 

The key is to pick couple of strategies and stick with them. The key to being successful with real estate marketing is consistency. You are planting seeds in the minds of sellers. You have to keep your message in front of the sellers and when they are ready to sell they will contact you if you have been contacting them regularly.

If you are looking to do direct mail and have a limited budget, start with more targeted list like Probate, Tax Delinquency, Divorce, Code Violations, etc. There is a lot of competition in High Equity List. Start with a small area and become an expert. Network with agents and other investors in your area.

If your goal is flip, then definitely network with other wholesalers in your market and be on their buyers list but if you goal is to wholesale, then you will need to have your own marketing.
