20% down for investor properties - some lenders may be looking for more down... Talk with your targeted lenders to get an idea of their requirements - before you discover the requirements pose an even bigger hurdle. And even knowing today's requirements does not mean that they won't suddenly change in the near future.
Lastly, be sure to have some savings or funds left to cover "reserves" - those expenses that arise somewhat "unexpectedly". We expect them to happen, we just can't always exactly predict when.

Thanks for great input Steve. How much would you suggest putting in "reserves" for let's say a property worth $100k. Would you put aside 3-6 months of expenses?

Hi Will-Where would you say is the best place to learn how to buy properties at trustee sale? I am considering taking a class taught by a local investment company that will show "live" auction and explain the process.

Are there any properties that you buy at MLS? I am newbie and I am getting ready to invest in my first buy and hold property, and I was going to start looking for these properties on MLS. Would you suggest not looking for any property on MLS because by the time they get to MLS, they aren't a good deal?

hey Jake-What type of REI are you looking to get into (buy and hold, flip, etc.)? What are in Chicago are you looking to get into?

Jason, thanks for the suggestion of the business plan. I actually have enough money saved up for 20% down payment for the 1st investment property, so I think I should be good with the 1st property. But it's still great to know that there are options available.

I also wanted to take this opportunity to thank each and every member of the BP community, specially the founders of this amazing website. I have read a couple of books on REI, but the knowledge gained from those books don't even come anywhere close to what I have learned from BP. So a BIG THANK YOU!!!!!

hey Jason-Right now, I am just learning as much as I can. My first goal is to form an LLC in next couple of weeks. I am closing on my Buy and Live place at the end of this month, so I don't want to be looking at investment properties until I close on my own place, so I am using this time to form an LLC, attending REI club meeting and learn more about cash flow. I hope to sign the contract of my first investment property by end of March.

Hi Guys! I just wanted to introduce myself to the BP community. I am a newbie from Chicago area. Currently, I am in the process of gaining as much information as possible (reading books and BP ofcourse). I have joined couple of REI clubs in my area, and I have some meetings coming up in next couple of weeks. My goal would be to network with as many people as I can at these REI club meetings.

I see myself as a buy and hold investor, my goal is to buy 2 of these properties by the end of this year. I have learned a lot about cashflow from BP so far, and I am also reading a book specific to RE cashflow. I feel like I am ready to jump in the REI world, but I am also closing on my first place in a few weeks, so want to be done with that before I decide on an investment property, but this gives me a lot of time to learn more about REI world.

I look forward to being an active part of the BP community. Happy investing everyone!
