its actually the easiest value add. Bringing economies of scale to one apartment. Just make sure everyone meets each other before signing leases. Its not any more of a hassle than renting one unit to a group. Set rules for common spaces upfront. And likely you would have to furnish the common space to avoid any issues with ownership of items and privilege  of use

You have to ask the deal sponsor to be sure as it depends on the deal structure

If you refinance some people will give you a return on the entire initial investment, some will only give you a return on what is left in the deal

They are both fair and common practices

24 - 40% is unrealistic in any environment as a passive investor.  If you were an active investor you may be able to pull that off with leverage but even then it would still be difficult. Aim for 10-16% max

Sounds like you have a plan! Best of luck! If you have the time to self manage in the beginning I would recommend it for the education through experience aspects

Hey Justin, welcome to bp, glad you were able to find the righ career for yourself. It must have been a tough decision to make considering the loans and hours of studying. Ive been a few times to Spokane and can vouch it is a highly underated city. Great place to start investing. Hope you strike gold soon!

so is it safe to say a  broker would not work with you if it is your first deal?

@tyler mundy  Are you referring to comping NOIs or are you comping physical property criteria (unit count, finishes)?
