As part of market research for long distance investing knowing where new stores are opening and new developments will be would seem to be a good strategy to know which areas are up and coming.

Hi,

I have been looking at a few upstate new york areas and Binghamton seems to be a great prospect. Anyone living in the area or nearby that is active in the area? I currently live 3 hours away so was considering buying a value add rehab but may be challenging with my full time job.  Would turn key be a better idea? Also any forecast on the rental growth in the area. Ive read a few post about new developments that may dominate the rental market that may make it harder for smaller investors. And how seasonal/ cyclic is the market. Is vacancy a problem when spring semester ends at the colleges?

So ive started to attend foreclosure auctions to try to learn more about investing and on a smaller level to network. Ive come to the conclusion that foreclosure auctions are more beneficial for fix and flips than for buy and hold strategies because you have to buy at a lot less to renovate and get good cash flow where as you can flip a property bought on slimmer margins and still profit. Also the loan products ive seen for hard money lenders seem to finance higher LTVs and %ARV for flips than rentals. Am I missing something or is it already common knowledge that these auctions dont benefit buy and hold rental investors?

Additionaly, what is a better way to acquire buy and hold properties? 

I am currently building a list for direct mailing, hopefully this will return some leads.

@Paul LaSpina , im not sure what you meant by business structure, do you mean LLC / Corporation etc. entity or specifically skillsets being provided by each person?

Greetings, I am new to REI but have been saving for years and i am finally ready to brave my first deal in the next month. I am located in the NY Metro area and interested in buy and hold strategies but would love to partner with someone for a fix and flip or buy and hold to see the start to finish timeline in action.
