There are quite a few investors in the Killeen area.  It seems the high priced Austin markets are driving people further and further away. Killeen has a lot of buy and hold opportunities - not as ideal for flips because of high transaction costs, low prices and low equity.  It is also a fairly strong rental market due to the military if you take care of your homes.

StarPointe Realty is the company I work at as an agent. I'm not on the PM side, but I see how they run it and think they're pretty good.  My own fourplex is managed with them. I'd recommend interviewing them (CJ Rogers is the broker/owner - contact info at http://starpointerealty.com/).

The other PMs in the area I don't have personal experience with but hear generally good things about include Linneman Realty and Lone Star - I'd consider them on your interview list as well.

Duplex / House hacking is a great strategy in the Killeen area - lots of great options.

@Account Closed is indeed a great POC - I've worked with him in the past.

Also, if you can get away, there is a Killeen Investor REIA that meets 1st and 2nd Thursdays.

It's very informal - usually 6 - 12 people show up, and just a good opportunity to talk real estate and learn a little more about the area. I make as many as I can, though I missed yesterday's.

@Jeremy VanDelinder that would be great!  Fourplexes are pretty hot at the moment - a favorite niche of my own in our area, but very few on the market at any given time that I think are quality.

A lot more duplexes to choose from, just not the equivalent ROI.

I work with StarPointe Realty on the sales side, and have my own fourplex rental with them on the property management side. I've seen what they do from the back end and I think they're pretty darn good - definitely worth interviewing.

Hey Todd!

I just got back this morning from the Bell County auction - first Tuesday of the month and bar none the best place to meet other investors in your target market.

I'm also a Realtor in the area - 76543 works great for buy and hold. You can find excellent stuff in 76542 and 76549 as well.

I actually just updated an article on my website about the VA loan and how it can be both a blessing and a curse.

Bottom line: 100% financing = underwater homeowners, exacerbated by lots of new builder homes where new homeowners lose equity the day they get keys from the builder.

Sunny Singh is a Temple agent who does his own investing as well.  He's an agent at my brokerage here in Killeen, StarPointe Realty.

That's interesting, @Saberian Younger. I haven't heard too much bad stuff about Temple/Belton. I don't know the market like I do Killeen/Harker Heights, but always assumed it was a good market to have stuff in.  It seems like most of the interest at the auction is in Temple/Belton properties, even though the Killeen market has twice the number of homes.

I agree @Dan Burstain - I would plan on exactly 0% appreciation in the Killeen market. Though that is my post-2008 philosophy for any market, not that I'm a big time investor or anything.
