Recommendations needed for Investor Agent for Temple TX
Hello BP members,
Just wanted to say thank you for the help up front, what a wonderful forum to have on your side. I have property's in Austin and Cedar Park. However, I'm finding it hard to find deals in those areas like everyone else. So I'm looking at Temple for my next rental location. I drove around the area over the weekend and found the inside loop of Temple to be full of vacant home and for sale homes. It felt so weird to me, because it was like a different planet than Austin TX. Those empty homes would have been snapped up in Austin. I do understand it's a different market, but does anyone have any insight into the Temple market. What can you share to someone that has only go up to Temple ONCE?
And of course as the title states I'm also looking for any advice on finding a investor agent in the area that I can use.

Ok ya'll, I'm a investor friendly broker in the Temple Killeen area and have been since 1986. Ive also built homes and developed residential lots. Temple Belton and even Killeen is the hottest its ever been in 30 years. There was only really one other time like this but not like with so many restaurants and businesses popping up to support the demand. As far as rentals, its getting tighter to get a good property but I think right now its seasonal and will get better this winter. Rent rates are from 78-94 cents a foot and depending on upgrades you can get over a $1. I think Killeen area is a nickel per ft less but there is more inventory and more competition. The properties that look older and vacant is still some of the shadow inventory on hold by lenders. I would recommend focusing on south and west temple. Central from inside loop at scott n white hospital is always good. Belton and anything around Belton is always good. If whomever wants to know more and zero in on the exact locations to get the highest rent rate properties, message me. I have tons to share.
