Matthew Osborne listen to 50-60 podcasts here on BP and you'll know enough to find a good deal in your market(s). 50-60 more and you'll find a few more. @John Semanchuk very insightful and straightforward. Thanks for the help on this. I will do just that. Giving the tenant a few months to pay the last month can lessen the burden.

We are closing on our first buy and hold unit (before it has been vacation rentals only) and I am wondering what to do with our tenant regarding rent and deposit. We have a rock solid lease agreement but I don't know if asking for first, last and deposit is too much. We are renting the home out for $1375. 

First, last plus deposit of the same amount would be $4125 which is a tough pill to swallow. 

Any help would be appreciated. This is the home in Charleston, SC I mentioned last week.

Thanks everybody for the replies to this post. @Chris Strokes I purchased a 3/1.5 1200 sq. ft. SFR in West Ashley for $153,400 appraising for 160k. It will rent between $1350-1425. Because of the high insurance (flood zone) the cash flow will be less than desired but everybody keeps telling me Charleston is better in appreciation than in cash flow.

@Russ Scheider and @Joseph Jurcak, I will send you both a message and we can connect. I am looking for great people in Charleston.
