@Diane G. did you ever make this or another purchase in Santa Cruz? I live here and the market is hot but so is the rental market. I have updated market numbers if this area still interests you. We purchased a condo last summer that was a rental for 12 months before we moved into it. Let me know if you are interested in market rents, prices, etc.

Patricia Miller great question. If it only takes you $100 to make +$20 then you're doing better than the guy (or gal) who made +$20 but needed $120 to get it. Also, If you pay off your mortgage early and truly own your house the ability to leverage decreases and you forfeit the ability to invest that money in other vehicles that would ideally bring in better returns than the money saved through paying down your home.

Cody Breunig welcome to Bigger Pockets. Learn as much as you can and figure out what makes sense to buy and where. I would take 6-12 months of learning what you need to know before buying anything. There's no rush. Start listening to podcasts, reading the forums and there's also plenty of books out there with wisdom you'll need to pick up. Get plugged in! Mike

Hi folks, I am under contract on a house West of the Ashley off Hazelwood. Can anybody tell me about the area? We have another rental in a better part of W. Ash. which does great but I don't know if this one is a good idea. Here are the numbers: Purchase price $83,000 Repair costs $8,000 I been seeing rents from $1050-1200. I'm wondering what my revenue will be after we are done sprucing it up. Any pointers would be much appreciated. Thanks!
