@Adam Lea welcome to Bigger Pockets. I close on a our first Charleston home this coming week. We are really impressed with the area and what it has to offer, save for this storm that is apparently wreaking havoc on you guys! We are looking for another property in the W. Ashley area. I love this question and it comes up regularly in my life. It is a vague question and I am not sure if it means if I finally earned a million or if it was given to me. If I was given a million dollars outside of family inheritance I would give 100% away!! It isn't the money that I am after in life but success and the right to say that I accomplished something great through hard work and innovation. We see it all the time in the real world when folks are given large sums of money and how they don't know how to handle and manage the wealth. Many lose the money just before ruining their future. One of my bucket list items is to have a million dollars in equity (and a LOT of debt) by 40 years of age. I have 9 years left to accomplish this and I am on track! Great question.

Dave Mustaine Please provide more info. Can you refinance? I'm sure you've already looked into these options but I hate to see somebody lose their primary if they really don't need to. Did I miss something-why can't you sell w/out foreclosure or short sale? Please let us know. ~Mike

Jason, congrats on the new home purchase and for just wanting to learn more about real estate. We are doing the same and close this week on a home in Charleston. Hi BP community, I am now investing in Charleston, SC with our first home there closing in just a couple of days. We are really excited about investing in Charleston as there seems to be a ton of new jobs coming to town in the near future. I would love to meet some of you Charleston locals who are on BP. We love visiting there and now we have a greater connection to the area. 

We are looking another great deal- Single Family Residence or Multi. The unit in question is in W. Ashley and would be interested in another unit there or N. Charleston.

Kim T. There are many in here that know way more than I do but I'll give you my thoughts nonetheless. I wouldn't necessarily strive to get to market value in the first year. Perhaps consider "walking on egg shells" by raising it say 40-60% of what you could and do the same thing the next year and then the same thing again and so on. Personally I'd rather keep the current folks with jobs who pay on time than have to spruce up the place between renters and then run the risk of, albeit low, vacancy. If they aren't the perfect renters well then that changes things too of course.

Hi Dave, that is so exciting and inspiring. Often times folks overlook the owner occupy multi family investment opportunity as a great way to build wealth and conquer that first property. We all look forward to hearing about the next deals to come for you!
