You can also research where Pre-Foreclosure's are listed in the newspaper and make offers on these houses. Try another market. I'm guessing Wyoming doesn't have as many deals as LA.

Leave a note at the house of a garage sale the day after and ask if there are any items left. When they call you see if they are willing to give you anything at pennies on the dollar and see if they are decluttering or possibly moving. Two birds - one stone.

@Charlie MacPherson Wow. I read the link you sent. You really need a license to be a real estate investor in Mass. My take away - Brokers have good lobbyist in Boston. 

Funny thing - I helped run a transactional funding house and we've never even gotten a call from Massachusetts. Must be a lot of illegal assignments going down in Beantown.

Scott Holmes I've only seen AirBNB be the best profitable solution when your hacking your house. If your property is a 2 or 3 bedroom I would give the first bedroom to the manager and the other bedrooms to the AirBNB tenants. Give the manager a large split of the proceeds but keep your rent floor at say $1000 per month (20% below market rents) if the math should work out that if they rent out the other rooms for 55% of all possible days then their rent should be free. Market rents $1250 Average night on AirBNB - $80 after fees Mangers rent - $1000 17 active nights in one month - $1360 You get $1250 Manager gets no rent plus $110 25 active night in one month - $2000 You get $1400 Manager gets no rent plus $600

Every municipality has codes about signs. Some even have codes specifically about real estate signs. The enforcement is not even handed in all cases but it is always illegal to put out signs and you could be charged fines or left completely alone. The signs may serve your business needs but the people who live in the area probably think it's noise/garbage. Even the nicest of signs are unwanted once you put out 100+ signs to get your marketing point across. Mailing however is science and art and evolving and nicer shotgun. You are definitely going to have success if you are doing driving for dollars first. Don't forget to touch your list more than once ( scientist's say the magic number of touches is 7). Change the mailing pieces and A/B test your response rates. The great thing about either marketing system is that they give you a prospective seller's phone number. SMS messages have a 99% open rate and count as a touch. Keeping your funnel active is the key. There are cleaner ways to do bandit signs that are never illegal. Contact me for some if these ideas.

Ivan Enriquez good luck! Because your budget is limited (my assumption) you should try to stack you marketing. Pick a location/property with multiple existing issues and place your marketing there. Example 1 - you or your bird dog found a property with high grass and no signs of up keep. Place your bandit sign ON the house and mail a letter to the owner at the county and four neighbors offering your services. Example 2 - you found a neighborhood with multiple Pre-Foreclosure's. You flyer every car and mailbox offering your services Example 3 - Find a driver in a neighborhood with high rehabs. Put a sign on the back of the car. I have coupon codes for multiple of the car marketing services like BSOW and Rolling Bandit with prices as low as $40 per month.

It's illegal everywhere Some cities allow it without fines You can tell by seeing them everywhere like Capital Heights If your in Baltimore expect multiple fines. In Silver Spring their picked up by Tuesday morning. They give fines for 'repeat' offenders in Montgomery county. I use another bandit sign method that is just as effective without all of the headaches.
