Market it as owner financing for $65000. You'll attract more buyers for your retail sale. Get a MLS report of investment property deals in the area and call the realtors on the transactions to let them know an investment property is available on MLS.

For every market you should try to reverse engineer success. You need to do some "research" before you spend money in the wrong places. Example: Call Bandit signs and ask if they have anything in inventory to sell.

FHA Loans are for primary residence loans. Get married to your tenant and he/she can occupy the other side of the duplex legally. Or you could take your chances and use the FHA loan as an investment loan and hope you don't get caught in the first 365 days, even if you leave it unoccupied.

3) Don't blame some BiggerPockets post when you get indicted when one guy tells you the FHA guys will never look.

you can research every state. Investor friendly title company doesn't mean stupid title company. You should build a power team before yu get into a situation you can't control

I paid my lawyer for VA, MD, and PA versions of the assignment of option. They are similar and I understand the rules better in each state as well.

I live in Ashburn. The appreciation on condos in our area are low. You need to pick one up at a deep discount for you to make money. This is tough if the condo does upgrades every seven years. Townhomes are not going for $250k. Look for a super cheap condo.

You need to assign the option then. This paperwork is state specific.
