we spent some money to make sure our contracts say what we want them to say. I would recommend you ask a lawyer to help you do the same

None. It's up to them to protect their property. If they get car insurance and renters insurance from the same place they'll get a multi-line discount that usually makes the renters ins $7 a month

My cities are all one with high densities of duplexes and multi-families. These cash flow and the vacancy rate is the same in the pro-forma but in reality I never have to worry about paying the full mortgage note without tenant payments to assist.

1st - Don't refinance. Getting rid of PMI should take 90 days and 10 strongly worded letters to the bank once your below 80% of LV. You can 'refinance' by getting a HELOC of $25k at 3.5% interest only and putting that money in prosper.com/lending club.com at 5% with fixed payments over 3 years. Close the HELOC after 3 years and make the best refinance decision for your family then. 2nd - There are plenty of deals in Suffolk County. Split the proceeds of a flip with a mentor 3rd - This is a numbers game. If you spend $3000 in marketing you can easily make $5000 in the NY metro per month. 4th - Get access to MLS. I have access through an assistant seat if a realtor friend. This business is easy when you can -Do comps yourself for lenders -Pull your own list - Show comps to sellers

Getting a letter open is the first step. Use an invitation envelope to stand out. I also put a business card inside. Content is important, but some people are six months away from having to make a decision.

I had a HML take an equity position in one of my properties. It was a great source of funding. Maybe you can get lucky with the property you purchased in 2016. You could also sell your living situation as a turn key house hack. 1031 a duplex and house hack again.

  • Responsibilities: • Developing and maintaining positive relationships with real estate investors. Achieving weekly and monthly sales goals. • Scheduling events and negotiating additional marketing tactics. • Pre-promote events and offers.
    • Establish clear communication between clients and prospects.
    • Administrative duties including event recap, finance management and product inventory

    Expectations:
    • Meet and exceed weekly sales goals
    • Meet weekly event scheduling needs and expectations.
    • Communicate and work with management to assist the sales teams with sales goal achievement.

    Qualifications:

    • Must have a form of transportation (commuting/some travel is required)

    ARV for the house on the lot is $1.3M Owner has note of $380k Owner wants some at least $50k up front. New build is 18 months and $400k. Owner wants cash at second close for a percentage of profits or some fixed amount, which ever is greater.
