I also am a MoCo to NoVa transplant (or traitor depending on who you ask lol). I think VA is a better market in terms of price growth vs MD, and a lot of my investor clients agree.

In terms of local networks for mentorship/networking/guidance, there are two I know of in NoVa that I have personally been to:

NOVA REI Meetups - they meet at Tysons Mall once a month.

Cash Flow Breakfast Clubs - there are a few locations including Arlington, Fairfax, Loudoun, etc. Also once a month and have a education component.

When I was finding tenants myself for 4 long term rentals before switching my focus to rebate buyer agent, I mostly used Zillow/Trulia. They have a rental manager side to the website which makes it pretty seamless.

DC and Maryland have the most tenant friendly laws. VA is more landlord friendly. So the situation you are describing is more likely to happen in DC/MD.

Do you want to own outright? Lots of ways to get into any asset class outside of residential rentals through accredited investor funds, etc. Less work, some less return, but also can be less risky depending on the operator and fund structure.

Your commute may be pretty awful once you find something in that price range. I might suggest saving the money and buying at your next post.

Do you live in DC itself? There are a lot of great meet ups I can point you to to meet other investors and learn, but the ones I know of are all in NoVa.

From my experience landlord and homeowners insurance are different.

I got quotes from all the big carriers and found the best rate with State Farm. Part of that is that they let you run a higher deductible vs the other large companies.

This was the best rate despite having no other policy with them, so no benefits from bundling etc.
