wow.  new construction can be some of the riskiest you buy.. mainly in the form of sub contractor liens etc.. I would never ever consider buying new builds without.. and I build homes for a living I would never let my buyers buy without me providing title policy as is the custom in most of the markets we build in .. Its your risk of course but wow.

Hey Jonathan, did you ever get your answer? I have had pretty good luck getting help from Fairfax County's various tax and administrative departments, all via email. Maybe Fairfax City has equally good customer service.

I would echo some of the other posts and save up more before diving in. This will better prepare you for any ugly surprises. I may also go local for my first door - the learning will be better and then you can apply the lessons to more far flung properties.

I have gotten it on every property I have purchased except new construction. There, I figure the title should be clean enough, especially when developed from raw land. In that case I only pay for the title insurance covering the lender.

Hello All! I have seen this forum mentioned in other corners of the internet over the years but this is my first time exploring here. I would classify myself as a mildly experienced real estate investor in the DMV (DC, Maryland, Virginia). I have experience with about 4 doors, all with a long term buy and hold strategy aimed at attracting long term tenants. I self manage all my properties. I have yet to delve into other property types outside of residential in my own investments which is why I classify myself as "mildly" experienced. 

I have recently begun a real estate agent practice in addition to my other work, but the focus there is strictly on providing the best commission rebate possible to homebuyers and investors who are quite proficient in finding their next property.

I have a deep background in real estate capital markets as well. For a long time I worked in the secondary mortgage market which was an exciting place to be. I have a Masters in Real Estate Finance and Bachelors in Finance and Marketing, and am happy to discuss the merits of those paths with anyone considering them.

Outside of real estate activities I enjoy automobiles and motorcycles, and try to spend my spare time at car meets (like Katie's Cars and Coffee) or on back roads on my Aprilia. I look forward to learning more from investors on here across all strategies.
