Post: The ups and downs of a single tenant NNN Lease property

The reliance on brokers for filling tenant spots in commercial always worried me. Just due to supply/demand (there are always more people looking for homes vs businesses/retail looking for space), how much a lazy broker can make or break you in commercial stands out.

Glad things are starting to look up for your property.

@Aditya S. and @Tahir Afzal would you guys mind sending in a request to join the Facebook group? From there, you can get a link to join the Discord.

The WhatsApp is the least active and we primarily use it to inform of the next meetup since it was more or less grandfathered in as a platform.

Nice meeting you the other day. I believe I am part of the Facebook and Discord groups now.

Welcome! I live and represent in Virginia and can recommend many great local meetup groups if you want to learn from other investors in person/to network. With 5 units and some self management it sounds like this definitely isn't your first rodeo.

I would recommend attending local meetings of investors to get referrals. Are you flipping in DC proper? If are you are in VA I can recommend some good local meetups and groups.

Once you have your agent hat on, you can't take it off. You are licensed and the lines blur very fast when you are looking out for your interest. I know it is tempting as the agent to jump on some good deals and market it to make some extra but for long term, it is best to stay away from wholesaling in MD. I had this conversation with many brokers, they only see risk/liability from these types of transactions.

I like your first sentence a lot - great perspective

Welcome! I live in Fairfax with my family as well.

You can find many great in person learning events through BP as well. I recently went to a few in Tysons and Old Town Fairfax.

Best of luck with your investment journey

Welcome! Lots of great in person events in the area to learn from as well. I've recently been to a few in Tysons and Downtown Fairfax.

Have you made some progress on your goals/research since your OP?

In the nicer/more expensive areas of Northern Virginia my clients who do invest tend to aim for gain through appreciation/the mortgage being paid off for them, and cashflow is about break even.

The tenant base is much easier to manage for this type of property. More risk/more reward tends to hold true in any market.
