Hi guys, I've got a potential deal and I'm seeing what you thought about it.

Probate deal and they just want to liquidate the assets. ARV is about 70-75k.

I made a verbal offer of 45k and they accepted. Condo isn't in any sort of distress, doesn't need any real work to it, maybe paint job

Tennant pays 850 in rent, which can easily be 900 to 950.

You think that's a good deal?

I ran across a seller today who is selling her condo, and she is presenting it as 2 units. I looked up the tax records and there is only one unit listed( one pin). I discussed this with her and she appeared confused(and genuinely so). She is actually helping her sister-in-law who owns the property to sell it. So i based my offer on 1 unit of 3 br/ 3 bath instead of 2br/2 bath and 1br/bath. I told her that if she can get it zoned as 2 separate units than my offer would obviously be higher than what I initially offered. Wise move? For what it's worth,there are others condos in the building that are being rented as the separate units. Looking for advice on how my fellow BPers would approach the situation...thanks in advance!

@brian. Thanks for the info! The person is still alive. Unfortunately, she has alzheimers, and the son that lives with her is walking away from the property. And the balance is still climbing.

Hi guys, working on a lead where the property has a medicaid lien. Does anybody know how to find how much the liens are worth? Was able to find out the property had several liens through the title company, but unable to get a numerical value on them. Wondering if any of you guys have experience working with these types of liens. Thanks in advance!
