Just got a couple call backs and I starting giggling uncontrollably....nervous and exciting

Thanks for all the advice and encouragement guys! Just a heads up, make sure your Google voice number is set up all the way. Before I finished the set up, all of my calls were being prompted to give a name, which might discourage that potential lead, and if they hung up you wouldn't get the sellers phone number. I believe @Brandon Turner gave this advice a few weeks ago.

Guys,

After several months of reading, researching, listening to podcasts..I've finally decided that i need to jump in and start my Direct Mailing campaign.I used hand written letters with stationary paper. I marketed directly to out-of-state absentee owners with 40-100% Equity. I Plan on hitting them every 4 weeks for the next 6 months or so. My Google Voice number has been set, and I just bought my UPS mailbox. A little nervous and excited at the same time...here we go..

Great question, but I think the best answer I can give you is "it depends'. It depends on what your end buyer wants. This is why when talking with would be buyers, it is important that you ask them what their end game is. Are they looking for a flip or to buy and hold the property? Knowing what the market that your farming is doing is also a critical component. Happy investing, and welcome to BP!
