Most of my vacant leads come from driving for dollars. Most of those owners are motivated to sell!! You just have to track down the homeowners, I start by talking to the neighbors than the assessor. Todd Plambeck great idea! I ddn't know the city would provide that type of list

It's good you build rapport with her. Once you figure out the actual comps that would help you out on your exit strategy. Just make sure there is equity in the property if you plan to wholesale or fix and flip.

Look for motivation when the owner calls you, have a script ready if needed.

 I used sites like 411.com and TLO.com, but most of the numbers these sites provide aren't accurate or disconnected. I have yet to find a good website. Direct mail and networking has worked for me as well.
