I don't have the answer you're looking for, but I also have a house with water pooling around an AT&T fiber box in the ground. So weird. The box itself is constantly full of water. I wonder if these technicians are busting water lines when installing fiber in the ground?

I am looking at purchasing a sign and graphic design business from someone who is retiring, but how will this type of business do during a recession? I am sure many businesses cut marketing during a recession, right?

Given the situation at hand, with many STR investors losing income due to this virus, is this a good opportunity to find good deals on vacation rentals? Or should I steer away from buying these myself since there's no clear end in sight for the virus?

@Steven Jones I've found properties through both MLS and wholesalers. However, flips have been very rare for about a year now, and the deals you do find have thin margins in comparison to the years prior. Just part of the cycle I suppose. I'm focused on buy and hold at the moment.

Not to disregard the current pandemic, I truly hope all are staying safe and healthy during this time, but -

Given the economic effects of this, we are surely headed for a recession, and I want to be ready for the deals if/when they come. I have been buying since 2017, and I'm still looking to add single family rentals & single family holds that can later be flipped when we enter the recovery phase. What are the big opportunities during a recession? REO's? Pre-foreclosure? Or just standard high equity owners that may be more motivated out of fear at this time? I'm also interested in mobile home parks, but not sure if a recession is the right time to buy these or not.

Once the virus situation is is under control and we all return to our normal routines, I assume we will then be in a declared recession.  I would like to focus on buy-and-hold rentals during this phase would like to pick up as many as possible. Who should I target in my marketing? Landlords or homeowners? Or should I just focus on pre-foreclosures?
