Hey everyone. I have been buying rentals & flips, as well as wholesaling some deals, for a few years now, and I feel like I am reaching a point where I may be better positioned to take the risk of going full time. What new costs should I expect if I do this? I know I'll be subject to self employment tax & paying for health insurance out of pocket (versus the group plan I get through my job) - what other expenses or considerations should I factor when looking to go this route?

@Alex Wells, have you considered wholesaling this to another investor? That would put some cash in your pocket.

@Stephen Keighery, at one time, I would say I completely agree. However, I'm now finding that in my market, we are all mailing to the same lists and the competition is driving prices up on off-market deals. Are you mailing to a specialized list? I have mailed to absentee owners w/ equity and home owners with equity with mediocre results. I see people mention mailing to divorce lists and probate, but I've gotten zero deals from these lists. I definitely want to do whatever is going to create consistent deal flow. Not having steady deal flow drives me crezy.

@Stephen Keighery, I actually have a strong budget for building my beand. I like your business name. Have you had more success with advertising mediums like signage and radio, or targeted marketing like direct mail?

@Will Fraser, this is great info and makes perfect sense to me. Do you know any examples of others who have a successful brand as a home buyer? I have a marketing campaign built and in place, all just waiting on a brand that I can keep consistent in my marketing. I am a big fan of following the models of others who have succeeded before me.

I am looking for examples of good branding for advertisements for a real estate investor. I've considered things like "Austin Buys Houses' and simply Works Properties". I just want to be consistent in my marketing with a brand so it can grow in my local area. Has anyone had success with growing a brand for home buying? Examples of your brand name would be very helpful.

@Mitch Messer, sure, that's not problem. I am primarily looking for across the board accountability and someone to keep an eye on the big picture for me when I start to veer away from my goals. I tend to become interested in different niches I read about, new ideas for my current niche, and on and on, it keeps me from focusing on and accomplishing my primary goals. I think I just grow bored with the mundane. However, I am struggling to stay on track with my goals because of this.
