 Traditional deals in Columbus used to be great but with interest rates where they are I always say people should use other ways to make the deals have more juice:

- Tax abatements https://new.columbus.gov/Services/Public-Health/Housing-Assi...

- Opportunity zones https://opportunityzones.hud.gov/resources/map

- heavy development for depreciation. Cost seg if possible

@Bryan H. One of the first things I heard getting my Real Estate license was "Defer until you die". Now that I've been investing for some years, this is my plan. 

I have a property that I too would like to let go of in Columbus Oh. Understand how when you do a 1031 the timeframe of identifying a property can but pressure on a decision. I've been structuring offers with a 60 day close. This way once under contract I'll then list my property and 1031 into the next.

A win win. No tax to the IRS and no rushed timeline so you can make a sound financial decision.

Big fan of the South East between Bexley and CBD. Couple areas I tend to stay away from in Columbus is Central Hilltop and South Linden.

I'm an agent in Columbus Oh and don't mind helping.

If numbers are accurate this is a great deal. Could probably even do hard money to get in and out quick. There are banks in town that don't require a seasoning period too. So if you went with a construction or hard moeny loan you might be able to pull cash out and leave yourself with 0$ in the deal. Make in money on that and that's an INF CoC return!

With commercial loans using community banks I've seen they usually want to see skin in the game. This was in columbus Oh and I'm sure there are some you might not need to but would depend on the relationship you have with them. 


I would approach this with a cash out refi and then fine your next property using the cash from your refi as a down payment. 

This allows your assets to not be tied together at all which allows you to be more flexible when/if you sell.

I self manage 12 rentals in Columbus and I get calls all the time about people asking if we do section 8. So maybe a lack of good tenants? But there seems to be demand here. Like James said where are they located?
