 I see too often investors just want cash flow and they'll end up in not the best parts of town. With C class rentals you'll need to run a much higher expense ratio. So I'm with you in going after low crime areas. 

Also with @Marc Rice here. With our expanding population and job growth our appreciation play is very strong here in Columbus OH.

 I'd suggest you consolidate your search to just one main area. Even if you were to look at all of just one city it can be overwhelming at times. 

I'd start with picking one city and spending a lot of your time to do a deep dive building relationships and learning different areas. Sometimes even neighborhoods can vary street by street, so there's always a lot to learn!

I've done something very similar in Columbus OH. I was house hacking a duplex with a VA loan and there were some beams that needed to be put up in the basement. I ended up having some of my guys through them up to get past VA inspections.

If you are confident in the deal closing and if it's a good deal it could be worth the risk. 

Some things I would do to make sure you're looking good on closing:

- Confirm the property appraised. Appraisers can most certainly blow up deals. 

- Talk with your lender and make sure that things are looking clean for a clear to close

- Get the addendum signed by seller prior to making any repairs on the property

Happy to look over numbers with you. Keep in mind that some of these C class areas in Columbus your pro forma will look better but you should be running a higher expense ratio. 

Personally I find that many of the properties I own show poor numbers from turns and vacancies. So instead of always pushing max rents, I've seeing things pan out better when you just get good tenants in your properties and try and get them to stay.

House hacking is one the best ways to get started in REI. Hard to beat that good ole owner occ financing
