I wanted to reach out and introduce myself. I work with a real estate investment brokerage and I just moved here from Austin, Tx to open up a new brokerage here in Pittsburgh, PA.

As a licensed realtor, wholesaler, and flipper here in Austin... I have to say I completely agree with what John Warren said. Especially about being efficient in all facets of real estate and learning to identify deals from multiple sources! 

He is also correct about not being able to use a conventional loan on buying a wholesale deal (or really any "investor friendly" deal as you will be competing with cash buyers.) I work with a few investors who are using a hard money loan, rehabbing the property, then refinancing.. some call it the brrr strategy I believe!

Hey Erik, there are a few other solid meet ups through out Austin. Check out Austin Real Estate Collaboration. Quest IRA has a pretty good meet up as well. I recommend getting on Facebook and joining as many investment/wholesale groups as you can. I can send you a list of the groups that we post our wholesale deals on as well! LMK!

Hue,

I am an investor, wholesaler, and an licensed realtor here in Austin, Tx. I have developed great relationships with local agents here in town. What I have become for these agents is an "Easy Button" for them and their clients - and that is my pitch to them. 

Long story short - agents provide me an address once they get a listing agreement and I give them a quick cash ball park offer. If this is something the seller would entertain, then I walk the home and provide them with a casher offer (usually with no buyers agents commission.) 

Not every seller wants their home on the open market and some dont love the idea of opening up their doors to strangers for showings and or embarrassed about the condition of their homes.

Not only is it the end buyers duty and responsibility to do their own due diligence.. but you're expecting the wholesaler to put up $700-$1000 per deal... hoping they can find an end buyer. Thats a big risk most wholesalers wont take and simply cant afford - especially if you are a good wholesaler moving multiple deals a month. 

Also, you have to realize these sellers are looking for a quick close and we are competing against a dozen or more other offers from investors/wholesalers - so it becomes a game of terms. A lot of times we dont have time to schedule an appraiser and an inspector. 

We contract, wholesale, and close most of our deals here in Austin, Tx all with in 10-14 days. Appraisers alone take one to two weeks to get out to a house here and 3-5 days to get you the damn report back! Unfortunately time is not on our side in this game!
