I work for a wholesale firm and we sometimes buy deals from wholesalers if they can't move it them selves. You may end up making less than what you want on the deal, but you may be advertising it to 100x more investors by selling to a larger firm like the one I work with.

@Christina Brown it sounds like you have a pretty good list going so far. You should also consider Cedar Park. I work for a wholesale firm here in Austin and represent a lot of investors that are doing very well in Cedar Park!

This is a highly sought after Central Austin neighborhood that has a lot to offer for home buyers, and good homes don't last long on the market around here.

I have house for sale in 78721. 
Its an 800+ sqft home that needs a little bit of everything. This house has a few different options, as you can rehab the existing structure and shoot for a $260 ARV. You can use the garage conversion to your advantage, or you can add 400-500 sqft bringing up the total to 1,300+ and shooting for a $360,000 ARV.
If anyone is interested in taking a look, let me know!

Purchase Price : $162,000
Rehab : Completely up to you - depending on your strategy

Using your 1031 is a great way to invest in real estate. A lot of investors never really understand that or spend the time digging in and learning exactly how. You should talk to Troy Becker with 1031 Exchange. Investment real estate is his specialty! He will talk to you over the phone and break it down for you and allow you to pick his brain.

The best experience one can gain in this industry is simply jumping in, attending free meet ups, and net working with people in every aspect of the industry... of which all is FREE. 

I have also learned that experience is worth more than any course/seminar you can attend. Its obviously very important not to just jump into any deal, and to do your due diligence, but nothing beats hand on experience. Even if you dont make a million dollars on your first flip... the experience and knowledge you gain is PRICELESS.
