The serious investors are still buying. Investment real estate never stops, criteria changes and margins flex but real investors keep buying. Like someone mentioned already, our investors see this as an opportunity.

To answer your first question... transparency and honesty goes a long way in making you a great wholesaler. Transparency with the sellers/agents on the buy side and letting them know your intentions. Another thing is being confident in your numbers and having a strong pulse on the market/resale value and dialing in your rehab numbers.

1. You can absolutely wholesale deals from the MLS. We do all the time. That being said we are completely transparent and let the listing agent what our intentions are. This may sound like you are creating a hurtle for yourself, but in the end honesty is always appreciated and allows for a much smoother transaction. - My advice though is to make sure your numbers are tight and make sure you can successfully dispo the deal!

2. There are deals all over the MLS. We have bought 3 just this month and wholesaled them same day. Granted, everything we sold was discounted and under the list price. With strong communication and negotiation on your end you can and should absolutely be scouring the MLS.

3. You can assign the contracts, just make sure you know your local laws/regulations and contract them accordingly.

Hey Dan,

We have multiple investors cash flowing in Pittsburgh/Allegheny all day. You dont have to buy out side or even that far away from the city to see successful STRs. @Elise Bickel Tauber mentioned some great areas where many investors are seeing great returns.

Hey Victoria, it sounds like you and your husband have a solid grasp on what it takes to flip and most importantly remodel a home (the costs, materials, time lines etc...) which is a huge part of being successful in this business. That being said, becoming more "hands off" and hiring help will cut into your profits BUT with your hands on experience that gives you a leg up on making sure your crew is doing what they are supposed to. Majority of investors fail in this space by getting burnt by contractors and being taken advantage of.I think you guys are in a great spot to start flipping more homes and being able to "GC" your flips and taking a step back from the manual labor. Again you might not net as much by doing the work on your own, but you may be able to take on more projects at a time since you will ultimately have more time on your hands! You could also leverage your cash and use hard money - again this will eat into your profits but one thing hard money is good for, is leveraging your cash and being able to jump into multiple deals instead of just one at a time!

I think its important to be able to add major value to the investors and wholesalers. MyHouseDeals sorta started out with this vision. Much like BP they have a free version and a version you can pay for. I would just suggest to set yourself apart - make sure there is something special or an add value play that you can bring to the table. Best of luck!

Hey Adam! My investment brokerage just opened up shop here in Pittsburgh in June because of the opportunities everyone is mentioning on the post! We have been coming across quite a few great properties that are prime BRRRR opportunities. But just like in every city, there are definitely areas that are better than others. I have a few investors that are successfully flipping one or two homes, then using that cash to build up their rental portfolio. Lots of opportunity here for sure!!
