congrats on making the decision to do your first deal! I can't speak to much for new jersey from what i understand high taxes in NJ. We have a lot of investors coming from new York in PA investing in central PA and Allentown area. However 20k is a tight budget. Your best off houshacking with an FHA loan in my opinion.

Congratulations on the start of a new Journey. Start building your team. You will first need a mortgage co for pre approval, then a knowledgeable agent who understand your needs. This is key especially if you do not have the experience yet. Then depending on the strategy, but in general you will need some sort of contractor. If you plan on managing it yourself you won't need a property management company. However if you need one you can start interviewing property management companies as well.

Not sure what was meant by use 5-6 lenders. Maybe they meant get in touch with 5-6 lenders and shop around, witch is advisable. Find one that is reputable and has good rates. Something to consider is using FHA or conventional loan. Bad lender can ruin a deal, they are not all the same. Get preapproved then find a good agent. again, shop around. And ask them questions like....

have you helped someone find a househack before? make sure they are familiar with the general terms of real estate investing and not just looking to put you up anywhere for a check. Remember location is important and be sure about your rent numbers.

its great for buyers too! If your buying a primary residence and live in an expensive market, well then its not so great. Debt is cheap right now and rents are very high. It could be a while before things settle down(price wise) and there is not guarantee things will fall in your favor. I say buy!

if you are familiar with running numbers, find out the rents and all other expenses. Find out what you want out of the property then work backwards to your asking price.

I'm an agent from PA. We are seeing cashflowing deals in the central PA market. York, Reading, Lebanon, Lancaster, Pottstown, and around Harrisburg. And as far as markets go its pretty affordable out here in comparison to your trendy cities
