My Team works in Central PA (Harrisburg to philly) I'm biased but I think PA has some good markets with affordable deals. We like Reading, York, Lancaster, and Pottstown markets especially.

I assume your doing FHA. If so, you may not even be able to buy into an established market, and if you do, the property may need work. What I'm trying to say is you may not be able to make that decision the market will make it for you.

I live in north east witch is definitely stricter. But always talk to the town municipality. It will always very. But I’m general rural areas and out west tend to be more flexible

Love different type of building styles. In Canada I know a couple companies are working towards a "net zero" home. Some of these homes are so efficient lighting a couple candles can raise the temperature. It may be on the same price level as wood but the true savings is in heating and cooling expenses down the line.

Congrats on the success your very close to your first deal!! BRRRR strategies are great if you can find a good deal and have a contractor you trust. Out of state investing can be more complicated if you don't have "boots on the ground" I would take the time to connect with a contractor in the area you can trust to do the work and give you an idea of what the rehab will cost. It also helps to have a friend/ relative to stop by the job and make sure things are moving along.

I see. Interesting. I still think you should keep it. If it’s already in a good location with equity. Save the cash flow and wait to reinvest in a year. Then in year to you can go back and access that equity that will be locked up for 2 years.

look up private money lending Facebook group, or partner with someone on the deal. If you can find a good deal and bring some cash to the table someone may be willing to work with you. But you will not hurt yourself saving cash, building credit, and learning as much as possible before you jump in. Make sure you are properly prepared. it will take even longer to get started if you get burned.

One thing at a time. Staying focused on the MOST IMPORTANT task is key. What exactly is your goal. Buy and hold, fix n flip, BRRRR, househack? As for finding deals I would call up agents and brokerages in the area and let them know you are ready to buy and tell them what you are looking for. Contact wholesalers on facebook and other media and make sure you are on their buyers list. Then start doing routine follow up so they know your serious. Then while your waiting for feedback draft that letter.
