looking for hidden gem cities to purchase multifamily

I'm looking to purchase a multifamily very soon. I'm doing my research and getting to know my market. I want to sway away from the hot areas and the super trendy cities. I'm looking for hidden gem cities that will have cash flowing multifamily investments. Anybody willing to share their gem city?

I echo all of those towns.  I would also throw in Coatesville and Norristown for area where cash flowing deals can be made.  Keep in mind that cash flowing deals can be found anywhere as long as you are actively marketing for them.  Have you ever considered going direct to seller with direct mail, driving for dollars, or door knocking?
