Help Determining a Price for Off Market Rental Properties

I am a new investor and am hoping to get some assistance with figuring out a offering price for off-market rental properties. I have three properties that were referred to me by a third party which the seller won't give a asking price for them. The properties themselves are bigger than the few comps in the area and the price per sq/ft on the MLS is all over the place. Any suggestions on how to figure out a offering price?
