Bigger Pockets by far is the Best Site for anyone in Real Estate or anyone New to real Estate.. It's quality information and quality members.
Yes this business requires Time; education; consistency; Follow ups; etc; but it does not require anyone to fork over $20-40K on Mentoring (esp if you're just getting started).
I think a lot of us get caught in information overload and analysis paralysis; along with a few doses of the shiny object syndrome.
Find someone that's actually doing the business in your area and see how you can help them help you. Whether that's going to Networking Meetings or REIA Meetings; etc.

Mailchimp does email blasts..Not sure if that's what you're looking for. You can upload your contact list and it will blast your deal..

I think too many new investors; suffer from the shiny Object syndrome.
Find out what your needs are. Do you need cash or cash flow. Find the strategies; and get educated on those niches that will help you accomplish just that.
GET FOCUSED! As you read; listen to podcast; watch videos on Youtube; etc..but that info into some massive action..
You will make mistakes; that's ok...Just get started and Move forward..
There's plenty of support here in BP.

Shay; the cool think about using Private money is that; you'r dealing with an individual However; you have to build relationships with them before you should mentioning borrowing money. Also; if you use Private $; you kind find a Lender who's looking to get a nice rate of return. some hold the note for short term (up to 6 months); and some, long term (5 years)..Each individual is different.
